Agents: Are You Going FSBO With Your Web Page?

Building your own website can drive you to drinkThe real estate brokerage community is a big proponent of having a professional do a job that a person is not trained to do. It is my view that we more than bring our value to a transaction by brokering the largest piece of business most people will ever undertake. We provide a marketing machine and exposure that a DIY lay person could only dream of. We protect them from themselves in negotiations.?We share our prodigious knowledge and contacts by pointing clients in the direction of the best lawyer, CPA, loan officer, contractor or tradesperson. With very rare exception, I truly believe that you have to be an idiot to not use a broker in a real estate transaction. My colleagues prove me right every day.?

Then, to save $500, real estate agents all over the country lose time, sleep and sanity building their own website instead of getting a professional to do it for them. Like some for sale by owners, a few agents do succeed and gain a valuable skill. They can build a website. I have probably built 20 websites myself. I can tell you from personal experience that consumers are far more concerned with the content I create than who did the code behind the scenes. If you are one of those agents who has successfully built an awesome website and know the ins and outs of Wordpress, good on ya. Much props. Way to go. Atta girl. Atta boy. You saved $500. You saved $1000.?

Wait, no you didn't. You saved writing some checks, but your time is worth something. Time that you could have spent selling real estate, getting another listing, or putting a deal together was spent learning CSS code or installing a plugin. Or, you could have spent the time sleeping. Or relaxing (remember that?). Or creating content. You broke even. You may have even lost money.?

I am not advocating that real estate agents not be tech-savvy. We should be cutting edge. But we should ?master technology to help us sell real estate better and in greater volume. Anything far beyond that is either?

Therapeutic; or
The Booby Prize.

If you dig building websites on your own and savor the challenge and all that good stuff, then by all means don't stop. You are getting something more from your efforts than a website. You are relaxing. It is your model train set. It is golf. I get that.

But if it isn't fun anymore, or the results are disappointing, you need to get help. Think of it as deciding that it is time to list with a broker now that the FSBO thing didn't work out. I don't mow my own lawn. I don't have time. I don't change my own oil. And this past February, I decided to hire an expert to build my Wordpress site from the ground up. I paid them $699 and I got a site I am really happy about with IDX, Altos Research, all my blog content imported over, and a bunch of other nice things. Do I still need to learn a ton of stuff? Of course- and the company does webinars several times a week. But am I going to be one of those people in Facebook support groups asking for help in fixing my site because I crashed it trying to do something exotic on my own? Not a chance. I'll spend my time creating content and selling real estate.?

The idea that you need to build your own Wordpress site to run with the big dogs may be costing you money. Hire a pro and devote your valuable time and focus to selling real estate.?

Special Delivery is book two in the Freedom (human trafficking) series. For anyone who may not have? read book one, Deliver Me From Evil,?can you fill us in on the focus of the series in general, and Special Delivery in particular? ? The Freedom series is a three-book fiction series built around the horrifying topic of human trafficking. People often ask me why I decided to write about such a dark topic. First, I explain that I?m not writing about a dark topic; I?m writing about the Light that shines in that darkness. And second, I believe the Church should be at the forefront of the modern-day abolition movement to set the captives (modern-day slaves) free. The three books in this series specifically follows the life of a young woman named Mara, who was sold into sexual slavery by her own parents in Mexico, and then smuggled across the border into San Diego by her uncle who then served as her pimp. A strong sub-plot throughout the series tells of two sisters in the Golden Triangle of Thailand, Chanthra and Lawan, who are also trapped in a brothel. Finally, a teenage girl named Francesca, kidnapped in Juarez, Mexico, and forced into prostitution, is introduced in book two. Special Delivery picks up two years after book one, Deliver Me From Evil, ends, and continues with the stories of Mara and Lawan, as well as others carried over from book one. Mara hopes she is finally free to pursue her own life because she was rescued from the brothel and her testimony helped lock up her uncle for life. But the man has underground connections and is driven by revenge to reach out from behind bars and deliver the ultimate punishment to his niece.

This isn?t the first fiction series you?ve written on nationwide?and even worldwide social issues, the one previous to this being the? persecuted Church. What draws you to these difficult topics? ?

As a Christian, I believe I am compelled to use my God-given gifts to honor God in all I do?and that includes exposing the deeds of darkness, calling sinners to repentance, and taking a stand for righteousness by doing all I can to help rescue those who are suffering. I dare not turn my back on ?the least of these.? I also believe that God placed this sort of burden on my heart even before I became a Christian at the age of 26. I?ve always been a champion of the underdog, a ?soap-box? preacher, if you will. When I met Jesus, I simply redirected that passion toward His people, realizing I couldn?t effect real change in my own strength anyway.
With?your obvious passion to right social and moral wrongs through the power of?the Gospel, how did writing and speaking enter into that?
I?ve known I wanted to be a writer since I was a child?never wanted to do anything else. When I was a teenager I told my then boyfriend (now husband) that I was going to be a writer one day. What a blessing that God allowed me to fulfill that dream! After becoming a believer and growing in my faith, it was natural to take my passion to fight for others and incorporate it into my writing. Speaking, on the other hand, was an entirely different story. I was terrified of public speaking when I was young, and the day I received Christ I made a ?bargain? with God, promising to do anything He asked of me?so long as it didn?t include public speaking. (Does God have a sense of humor or what???) Now, when I stand in front of audiences where I believe God has called me to speak (and actually find myself enjoying it!), I tell my listeners that if God has called them to do something and they feel it?s impossible, they can consider me their ?visual aid? that NOTHING is impossible with God IF we will simply take that first step of obedience and let Him fulfill His purpose in and through us.
With the topics of the worldwide persecuted Church and human trafficking under?your belt, what other issues are you dealing with in your writing?

My Christmas 2011 book, A Christmas Journey Home, dealt with the immigration/border problem, and my Christmas 2012 novel, Unexpected Christmas Hero, will be about homelessness in America. The next issues-related fiction series I have on tap?which I am just starting to write, by the way?is called the ?Patches of Courage? series and will begin releasing in late January 2013. Book one is The Moses Quilt, based on the life of Harriet Tubman, and will be followed by The Christmas Quilt and The Impossible Quilt. This series of books will highlight historical American women whose Christian faith enabled them to walk in great courage and make a difference in the lives of countless people.

'Downton' creator: Cameron's 'Titanic' distorted

"Downton Abbey" creator Julian Fellowes says James Cameron took liberties he shouldn't have in "Titanic," wrongly portraying the ship's first officer by portraying him as a coward.

Fellowes said he will set the record straight on William Murdoch, first officer on RMS Titanic, in his new four-part miniseries on the 1912 disaster for the U.K.'s ITV1.

Cameron's Oscar-winning 1997 blockbuster -- due for a 3D re-release next month -- portrayed Murdoch as a coward who shot passengers before taking his own life.

Fellowes told the U.K.'s Radio Mag that in fact Murdoch, who went down with the ship when she sank after hitting an iceberg, was credited with launching the lifeboats that saved 75% of the survivors.

Fellowes told the magazine: "That was very unfair how Murdoch was depicted. He wasn't cowardly.

"He fired the pistol to just stop a potential riot. It was suddenly getting out of hand, and he fired it in the air. That's not being cowardly."

Fellowes added: "I don't think you can just say, 'Well, we'll make this guy a villain -- he'll do."

The "Gosford Park" writer told the magazine: "I think with real people you have a kind of imperative to be true to who they were.

"I don't think you can take someone who was moral and decent and make them do something immoral and indecent. I would feel uncomfortable doing that. So we do have Murdoch, and we have him firing a pistol... (But) there is a little bit of setting the record straight."

In 1998, Twentieth Century Fox gave $8,000 to a fund commemorating the Titanic's first mate after his family and neighbors objected to the movie's portrayal of him.

Fellowes' take on Titanic airs in the U.S. on April 14.

ST. LOUIS (AP) ? Awful all night, Harrison Barnes came through when North Carolina needed him most.

Barnes scored five of his 12 points in overtime and the top-seeded Tar Heels escaped a huge upset with a 73-65 victory over 13th-seeded Ohio on Friday night in the Midwest Regional semifinals.

Ohio, trying to become the first team seeded 13th or worse to make the regional finals since the NCAA tournament expanded in 1985, had a chance to convert a three-point play that would have given the Bobcats the lead with 25 seconds left in regulation. Walter Offutt missed from the line, however, and Ohio went 0 for 6 from the field in the first overtime of this year's tournament.

"One free throw away," Offutt said. "As a leader on this team, I take responsibility that I've got to hit that free throw. ... It just feels terrible to kind of let my team down in that sort of way."

Tyler Zeller finished with 20 points and a career-high 22 rebounds for North Carolina, which sorely missed injured point guard Kendall Marshall. The Tar Heels had three players with double-doubles for the first time in an NCAA tournament game: Reggie Bullock had 17 points and 10 boards, and John Henson had 14 points and 10 rebounds.

Offutt led the Bobcats (29-8) with 26 points, including 18 from 3-point range, and Nick Kellogg added 14. But D.J. Cooper, who had averaged 20 points in the first two tournament games, finished with just 10 on 3-of-20 shooting.

North Carolina (32-5), which has won 11 straight in the regional semifinals, plays the winner of North Carolina State-Kansas on Sunday afternoon.

"It means a heck of a lot," coach Roy Williams said moments after his team escaped, "but we've got to play better than we did today."

The Tar Heels barely advanced without Marshall, perhaps their most irreplaceable player and the steadying hand behind their fast-paced attack. His absence clearly showed.

Williams said he didn't think Marshall would be able to play Sunday, either.

"I don't think so 'cause he still hasn't done anything, but North Carolina's going to play on Sunday. We're happy about that," he said.

Barnes was dismal, flirting with a season low in scoring as he went 3 for 16, missing from inside, outside and everywhere in between. But his teammates weren't much better, turning the ball over a season-high 24 times and shooting just 40 percent, six percentage points below their average. Worse, they could never get a handle on the smaller, quicker Bobcats.

"Probably the ugliest win I've ever been a part of," Reggie Bullock said. "But we won the game and, hopefully, we'll do better on Sunday."

After trailing by as much as 15 in the first half, Ohio got hot from long range and gave the Tar Heels almost more than they could handle. Ohio, a 10?-point underdog, was 8 of 13 from 3-point range in the second half, with Offutt doing most of the damage. He made a 3-pointer to start a 14-5 run and hit two more during the stretch, which pulled the Bobcats to 42-41 with 10:23 to play.

After Zeller's layup and a dunk by James Michael McAdoo, Cooper hit his only 3 of the game. Kellogg came right back with another to give Ohio its first lead, 47-46, with 8:28 to play, and the Ohio faithful ? plus all the new fans the underdogs picked up ? went into a frenzy.

The teams traded leads, neither able to put the other away. When Barnes missed badly on a 3 with 1:17 to play, the crowd taunted him with chants of "Air-ball! Air-ball!" But Williams could be heard yelling "One stop!" at his team, and the Tar Heels got it when Cooper missed a jumper at the other end.

Bullock then drilled a 3 to give North Carolina a 63-61 lead with 39 seconds left, but Offutt ? who else? ? scored on an off-balance drive and drew a foul by Stilman White, Marshall's fill-in, in the process. Offutt's foul shot was way left, the only free throw the Bobcats missed all night, and Zeller grabbed the rebound.

The Tar Heels worked the shot clock down to the very last seconds, but Barnes lost the ball and Offutt came up with it. He flipped the ball to Cooper, who raced to midcourt and launched a prayer. It caromed off the rim, sending the game into overtime.

Kellogg's father, Clark, calling the games in Atlanta for CBS, smiled as he watched the final plays.

"Overtime," he said, clapping.

But the Bobcats had nothing left. Bullock opened the extra period with a 3 and Barnes came right back with a jumper. After Kellogg made a pair of free throws to cut it to 68-65, Barnes made a pair of his own and Ohio could never get any closer.

"Awful proud of our guys for the way that they fought," Ohio coach John Groce said. "But as I told them in the locker room, there's nothing I can say to them at this point that's going to take away the sting of getting beat in that one. They've got a lot of pride and they believed all year that we could compete and beat anybody that we played. That was no different heading into tonight's game."

Baylor's Mulkey up for WBCA Coach of the Year

As her team prepares for Georgia Tech in the Sweet 16, head coach Kim Mulkey is making news off the court.

Mulkey is one of eight coaches up for the Women's Basketball Coaches Association Division I Coach of the Year.

According to a press release, since Mulkey took over in 2000, the school has won 334 of a possible 423 games. Baylor has reached the Final Four twice during her tenure in 2005 and 2010.

Muffett McGraw of Notre Dame, Brenda Frese of Maryland, Tom Collen of Arkansas, Curt Miller of Bowling Green, Coquese Washington of Penn State, Raegan Pebley of Utah State and Tara VanDerveer of Stanford are the other coaches up for the award.

The winner will be announced April 2.

U.S. sets 'surprisingly low' China solar panel duties

WASHINGTON/NEW YORK (Reuters) - The United States on Tuesday dealt a blow to U.S. manufacturers of solar panels and boosted shares in Chinese rivals when it imposed unexpectedly low preliminary punitive duties on imports from China, though the move still drew fire from China industry representatives.

The action adds to trade tensions between the world's two largest economies and threatens cooperation in the burgeoning clean-energy sector, which both say they want to promote.

A Chinese industry group said despite the low duties the decision was unfair and went against international trade laws.

"If the U.S. finally decides on the tariff, U.S. solar energy costs will increase sharply and shrink the energy market," the China Chamber of Commerce for Import and Export of Machinery and Electronic Products said in a statement.

"The decision will harm the long-term interest of the solar industry as a whole."

President Barack Obama, running for re-election in November, has promised to crack down on unfair Chinese trade practices and last week challenged China's export restrictions on critical "rare earth" industrial materials in a case filed with the European Union and Japan at the World Trade Organization.

Energy analysts had expected Chinese imports of solar panels to be hit with preliminary duties of 20 percent to 30 percent, but the rates announced on Tuesday ranged from just 2.90 percent to 4.73 percent.

Tuesday's move is the latest salvo from Washington in its efforts to help the nascent U.S. clean energy industry compete against China's fast-growing companies, the leading suppliers to the global solar market.

Rapid expansion by Chinese companies has created a glut of solar panels that drove prices down sharply last year, pushing some weaker U.S. companies, including Solyndra, into bankruptcy.

CHINESE SOLAR MAKERS RALLY

The move pushed up shares of Chinese solar firms in Hong Kong on Wednesday, with GCL-Poly Energy rising as much as 4.8 percent and Solargiga Energy Holdings up nearly 3 percent, beating a flat broader index and tracking gains in Wall Street peers overnight.

"Punitive tariffs of less than 5 percent would be manageable for Chinese solar makers given that their panels are sold 25 to 30 percent cheaper than U.S.-made panels," said Min Li, head of alternative energy at research firm Yuanta Securities.

Chinese solar panel makers depend on exports for more than 90 percent of their earnings and the U.S. is their second-largest market, after Europe.

The Coalition for American Solar Manufacturing, a U.S. industry group that has complained that massive Chinese subsidies were driving them out of business, tried to put the best face on the news.

It said the U.S. Commerce Department would uncover more subsidies and unfair pricing practices as it continues its probe in the coming months, which would result in higher final duties.

"Today's announcement affirms what U.S. manufacturers have long known: Chinese manufacturers have received unfair and WTO-illegal subsidies," said Steve Ostrenga, chief executive officer of Helios Solar Works in Milwaukee, Wisconsin.

Senator Ron Wyden, an Oregon Democrat who has been a driving force behind the case, also said he expected duties to "significantly swell" as the case proceeds.

China accounts for 114 of the 283 anti-dumping and countervailing duty orders the United States has on foreign goods. The Obama administration has imposed more than 50 anti-dumping and countervailing duty orders since taking office in January 2009, including about 40 against Chinese goods.

The United States imported $2.8 billion worth of solar cells and panels from China in 2011, up sharply from about $1.2 billion just a year earlier, according to industry estimates.

The Commerce Department will announce preliminary anti-dumping duties in May to address a separate set of charges that Chinese producers are selling solar panels in the U.S. market at unfairly low prices.

CHINESE COMPANIES FEEL 'VINDICATED'

Chinese producers and U.S. companies opposed to the duties said the preliminary decision on Tuesday belied charges that China was flooding its solar sector with subsidies.

"We're pleased and in large part feel vindicated," Robert Petrina, managing director of Yingli Green Energy's U.S. business said.

Jigar Shah, president of a coalition of U.S. solar panel sales and installation companies which were opposed to duties, called the ruling an "initial victory for America's solar industry and its 100,000 employees" because it would not significantly raise prices for solar products and hurt demand.

SolarWorld Industries America, the U.S. arm of leading German solar manufacturer SolarWorld AG, has led the U.S. industry coalition seeking import relief.

The Commerce Department set a preliminary duty of 2.90 percent on SunTech Power Holdings, the world's biggest producer of photovoltaic solar panels, and a preliminary duty of 4.73 percent on Trina Solar, another major Chinese producer, industry officials said. All other Chinese solar panel producers and exporters received a duty rate of 3.59 percent.

Importers will have to post bonds or cash deposits based on the preliminary countervailing duty rates while the department continues its investigation.

The "surprisingly low" numbers would likely mean that the major Chinese companies would need to pay between about $5 million to $10 million to cover products shipped, said Timothy Arcuri, an analyst with Citigroup, adding this in itself would have a relatively minimal impact.

Report: US makes modest gains in graduation rate

(AP) ? The last straw for 17-year-old Alton Burke was a note left on his door. The high school dropout picked up the phone and re-enrolled at South Hagerstown High.

Burke missed roughly 200 days of class, but Heather Dixon, the student intervention specialist who left the note, never gave up on him.

Aggressive efforts to prevent students such as Burke from dropping out contributed to a modest 3.5 percentage point increase nationally in the high school graduation rate from 2001 to 2009, according to research to be presented Monday at the Grad Nation summit in Washington. The event was organized by the children's advocacy group America's Promise Alliance founded by former Secretary of State Colin Powell.

The graduation rate was 75 percent in 2009, meaning 1 in 4 students fails to get a diploma in four years, researchers found. That's well below the organization's goal of 90 percent by 2020.

Researchers found that the number of "dropout factories," schools that fail to graduate more than 60 percent of students on time, had dropped by more than 450 between 2002 and 2010, but that 1,550 remain.

"Big gains are possible if you work hard at it, and if you don't focus on it, you're going to go backward," said Robert Balfanz, a report author and director of the Everyone Graduates Center at the School of Education at Johns Hopkins University.

The increase in graduation rates was primarily because of growth in 12 states, with New York and Tennessee showing double digit gains since 2002, according to the research. At the other end, 10 states had declines: Arizona, Arkansas, California, Connecticut, New Jersey, Nebraska, New Mexico, Nevada, Rhode Island and Utah.

So far, only Wisconsin has met the 90 percent benchmark, although Vermont is close.

"This year's report proves struggling schools are not destined to fail," said Education Secretary Arne Duncan. "The reality is that even one dropout factory is too many."

The authors said there are proven strategies to tackle the problem, such as getting all students to read at grade level, raising the compulsory school attendance age to 18 and developing "early warning" systems to help identify students that might be at risk of later dropping out.

In his State of the Union address, President Barack Obama encouraged states to pass laws to require students to stay in school until they graduate or they turn 18.

It's estimated that high school graduates will earn $130,000 more over their lifetimes than dropouts, and that high school graduates will generate more than $200,000 in higher tax revenues and savings in government expenditures over their lifetime, the report said.

How to track high school graduation rates has been a contentious issue for years, with states using different methods to come up with a number. Balfanz cited this as a reason why the report does not include the names of the dropout factories. He said they will be included in a future report once all states are consistently reporting data.

States are now required to use the same method to compute graduation rates based on a Bush administration rule issued in 2008.

Nevada stood out for its low graduation rate of 56 percent, a decline of more than 15 percentage points from 2002 to 2009, the largest of any state, the report said. During Nevada's boom years, students dropped out to earn hefty paychecks parking cars, pouring concrete or serving drinks along the Las Vegas Strip.

"Today, many of Las Vegas' dropouts are out of work and unable to jumpstart the economy because they lack the required credentials," the report said.

But Balfanz said there are some signs that the state is "organizing itself against its big challenge."

The Clark County School District of Las Vegas, for example, has developed a partnership with Vegas PBS for an online program designed to help students earn missing credits needed to graduate. It also started the "Reclaim Your Future" program, which sent school employees and community volunteers door to door to persuade dropouts to return to school.

State education officials in New Mexico and Arizona point to their own graduation statistics, which show rates increasing gradually for three consecutive years.

"When we talk about the economy, there's a three-prong stool ? what are your taxes like, are you business friendly and the third piece is whether you have an education system that is creating a workforce prepared and ready," New Mexico's Education Secretary Hanna Skandera said. "And the answer for New Mexico has been 'No,' but it's an absolute commitment of ours to make that answer 'Yes.' We're on our way."

Many of the strategies encouraged by the authors have been adopted in Washington County, Md. The district has a 92 percent graduation rate, up 15 percentage points from 2000. It's made progress in recent years even as the county's unemployment rate lingered above the national average and more students needed homelessness services.

The district offers e-learning classes for credit recovery, evening classes, and a family center where pregnant teens and student parents can attend class. Student attendance and performance data are carefully tracked to identify early any students at risk. Intervention specialists develop relationships with these students, doing everything from visiting their homes to helping them connect with community mental health services.

Clayton Wilcox, the district superintendent, said that even as they work to keep students, those who drop out are warmly welcomed back.

"It's not easy to drop out. We're going to hound you. Classroom teachers are going to talk to you. Principals are going to talk to you. The guidance counselor is going to talk to you. We don't make it easy." Wilcox said.

Dixon, the intervention specialist who works with Burke, and Amy Warrenfeltz, another intervention specialist at South Hagerstown High, said some of the kids they deal with have mental health issues or drug and alcohol problems. Others struggle because they switched schools because of financial issues in their family or had a bad experience in school with a teacher or peer, they said.

Burke said it was hard to get motivated to attend class once he "got into the routine of not getting up and it became a habit."

"I was nervous coming back because of what people would say or how people would look at me," Burke said. "It's awkward when you haven't been to school in a couple weeks or whatever and then you come back."

He had met with Dixon multiple times at his house and at school, and after he dropped out, he said he was sure she would return to his home. He said he was happy when she left the note because he wanted an excuse to return to school. He now goes to school full time and takes evening classes four nights a week. He anticipates graduating this spring and wants to attend technical school in heating, ventilation and cooling.

"Before that, I wanted to come back, but I just didn't know how to come about it," Burke said.
